To The Highest Bidder: AuctionFirst Announces November Auction for Executive Home in Governors Club

AuctionFirst, a leading real estate auction company in North Carolina, announces the upcoming auction of the executive home at 11404 Governors Drive in Chapel Hill’s exclusive Governors Club golf community in Chapel Hill.

The auction will be held on Thursday, November 2nd with bids due at 3 p.m.

Architect Stephen Fuller of Stephen Fuller Designs in Norcross, Georgia, designed the two-story, 6560-square-foot red brick house to recall the symmetry, classical proportions, and decorative elements of Georgian Colonial-style houses in South Carolina.

Under a sharply pitched hip roof, an abundance of windows across the front and rear elevations allow sunlight to fill the interior. A lead crystal transom and sidelights sparkle around the paneled front door and cast prisms of color on the entrance hall’s marble floor.

Professionally landscaped, the front grounds feature mature plant materials and curvilinear retainer walls, creating a formal, terraced walkway from the circular drive to the entrance. (The landscaping is supported by a new in-ground irrigation system.)

Floor-to-ceiling windows, elaborate woodwork, and an abundance of built-in bookcases and cabinets are key features throughout the interior, which includes a large entrance hall, 22-foot coffered ceilings, formal living and dining rooms, a library and separate den, four bedrooms and five and a half baths, and a spacious kitchen that has been renovated to include all-new stainless steel Jenn-Air appliances, a five-burner gas cooktop, and granite countertops.

The property includes a separate three-car garage with a studio apartment/bonus space above it. A window-lined hallway links the garage to the main house.

“A Winning Solution”

Many people think auctions occur only on foreclosed houses. But that’s not true, according to auctioneer/broker Sarah Sonke of AuctionFirst.

“The majority of home auctions are not about distressed or discounted properties,” she said. “Most of the world’s finest assets are sold through auction — art, jewelry, classic cars, etc. Why not luxury homes? With over $1 billion in sales of luxury properties annually, it's safe to say the luxury home auction process works and provides a winning solution for everyone involved.”

Auctions also solve a persistent problem, Sonke pointed out. Homeowners often overprice their property then wonder why it isn’t selling. “An auction’s competitive bidding sets the price and true market value of the house, which will not sell for more than the highest bid and will not sell for less than the high bid. Bidders – who must come to the auction fully qualified -- determine the market value on an auctioned house just as they do for traditional real estate. So buyers can bid their price and sellers can rest assured that competitive bidding brought the highest price possible.”

According to Sonke, the stately house at 11404 Governors Drive, built in 1995, has been thoroughly inspected and a package of due diligence is available to all prospective buyers. For additional information, visit the website www.GovernorsClubAuction.com or call 919-601-7339.
