Last week, Braun explained how a home buyer can successfully buy a home in a seller’s market.
With the high demand for homes costing under $500,000, it’s a real challenge for buyers to actually close on a house due to other interested parties who are seemingly always a step ahead. Properties in the Charlotte area are remarkably popular, that they predictably receive multiple offers and sell instantly.
So how does a homebuyer make the best offer a seller can’t refuse? In order to edge out the competition, Braun shared that she asks the seller’s agent to know what the seller is looking for. She explains, “It’s not always price. It could be timing. It could be that they love that stove. It could be... time to move after closing and rent back from the buyer… To know those criteria… might appeal to that seller more than just writing a traditional offer.”
Braun continues, “Buyers have to be very, very quick to look at the homes and be prepared to write an offer right when they’re at the house.” That conversation with the seller’s agent enables the homebuyer to narrow down what is permissible to include in the offer and what to leave out.
Another key to successfully buying a home for sale in Charlotte NC, despite competing offers, is being able to pay in cash. Braun elaborates that, “Cash always wins... If they can’t do cash, then..an actual approval letter from the lender.”
Written personal letters to the seller are also an important factor that gets a homebuyer a step closer to new homeownership. The real estate industry calls them ‘love letters’ that create an emotional connection with the seller. A buyer may say how this particular home is perfect for their family and share why they moved to Charlotte or any other pertinent information that the seller might be interested in hearing.
Where others email their offers to purchase a property, Nancy Braun and her team make it a point to assemble an offer package that, “...could be really quite thick and it's going to have letters from the lender and letters from the buyers. It's going to have the specific disclosures included... the earnest money copies of their checks that they're submitting. It's a very, very thorough package including a table of contents.”
